Double Bedroom and Office - Roath House Share

** 2 rooms (double bedroom and office space) in a 4 bed house share with 3 professionals (1 girl, 2 boys) in their mid twenties in the Roath area (CF24).**

I’ll be moving out from 16 September and my housemates are looking for a replacement. Housemates are all friends and a good laugh but also clean and respectful. They’re a lovely bunch of people to move in with and are very friendly. Ideally they want likeminded professionals in their mid to late twenties.

The bedroom consists of a double bed and wardrobe. Whilst the bedroom itself is basic, you also get another, slightly larger room which doubles as an office/wardrobe area with a large shelving unit, chest of drawers, desk and chair. This is great for anyone who works from home full/part time. Both rooms look out onto the garden at the rear of the house.

The house is spacious with a shared kitchen, large dining room and living room, 1 shower room and a separate toilet. There’s also a large garden at the back of the house with table and chairs and a shed.

House is all furnished with the usual appliances, including a tumble dryer and an air frier.

Location is close to Roath Rec/Park, Wellfield Road and Albany Road so plenty of green space and shops/restaurants/pubs. It’s about a 30 minute walk into town and lots of public transport routes nearby. The street is friendly/quiet and there’s on street parking available.

Rent is £450 a month without bills, plus an initial £420 deposit. Bills are split evenly between 4 and total on average £100-150 a month (inc. council tax, water, utilities and WiFi). You will also need to meet with the landlord, provide references and provide proof of full time employment to be considered.
