Room to rent in a 2 bed, well-looked after home

Hiya,

My name is Jade, and I'm currently looking for a housemate to move in to this lovely home I have been renting for almost 2 years. The application process will go through the agency, however, the landlord is friendly, down to earth and approachable and has the tenants best interests at heart.

I smoke occasionally if I'm out with friends, but not in the house, so do not judge / mind others that smoke.

There are 2 cats in the property, one belonging to myself and another belonging to the landlord who is living in Australia for a couple years. They're friendly, looked after and clean.

Rent is £425 a month, council tax is split between us both, and utilities usually come to around £40 each per month. Broadband is included in the rent. Council tax band D.
