Double room with conservatory office in Roath

1 Bedroom with double bed in 4 bed house share (1 boy, 2 girls mid-late twenties) in Roath, next to Roath Rec and just off Wellfield Road.

I'm looking for someone to take over the rest of my tenancy for this year until September 2025. I'm looking to move out in October (I can be fairly flexible on exact date so can work around you). My housemates are a friendly group and a good laugh but also clean and respectful. Ideally they would like a like-minded professional in their mid-late twenties to join them.

Furnished downstairs bedroom with a small conservatory space perfect for a personal office.

The house is spacious with a shared kitchen, large dining room and living room, 1 shower room and a separate toilet. We also have a dishwasher and tumble dryer.

There's also a large rear garden with a table, chairs and a small shed for bike storage.

Location is within sight of Roath Rec/Park and very close to Wellfield Road and Albany Road so plenty of green space as well as shops/restaurants/pubs. It's about a 30 minute walk into town with lots of bus routes nearby. The street is friendly/quiet with on street parking available.

Rent is £485 per month without bills, plus an initial £425 deposit. Bills are split evenly between 4 and in total average £110 - £150 per month (inc council tax, water, utilities, and WiFI). You will also need to meet with the landlord, provide references and proof of fulltime employment to be considered.
