Property is a detached 4 bedroom home with a lovely garden. Happy to agree exclusive use of enclosed front garden but rear garden is a gem and happy to be shared. Lots of outdoor seating inc hammock slung between 2 trees, patio, outside cooking (bbq & pizza oven) and firepit area and south-facing Summerhouse. Mature trees shrubs etc. Private & relaxing garden space. More than happy to see the garden being used as much as possible.
Some bills included (water, council tax, internet), gas/electricity to be shared.

Property fully furnished but I can remove smaller items as needed.

House in great situation. Local access to many amenities including shops, chemist, restaurants, takeaways, pubs, coffee shops and a lovely Italian deli 5 min walk away. Bus stop right outside house regular buses to City Centre, train station 10 min walk (Heath High Level- takes 5 mins to Cardiff Queen St another 5 to Central Station). University Hospital Wales 5 minute walk. 2 minute walk to Heath park with all of its facilities - lovely walks, tennis courts, 5 aside pitch etc. Very close to cycle route into Cardiff city centre route can be almost exclusively through parkland. Roath Park also very close.

Great location for both getting into town , on to A48 towards M4 and going north on A470 towards Brecon etc.

Working full-time Professional sometimes working from home but not often. Family home but daughters have now moved out. Laid back and flexible as to lodgers requirements/preferences.
