Double room - Roath house share

** Double bedroom in a 4 bed house share with 3 professionals (1 woman, 2 men) in their late twenties in the Roath area (CF24).**

I will be moving out from 1st January 2025, and my housemates are looking for a replacement. The housemates are a lovely group of people who would ideally like a professional woman to replace me in the house so as to maintain the mix of genders.

The bedroom is upstairs and contains a double bed, desk, shelving unit and small wardrobe. There is also a larger wardrobe in the hallway which can be used by the occupier of the room.

The house is spacious with a shared kitchen, large dining room and living room, 1 shower room and a separate toilet. There’s also a large garden at the back of the house with a table and chairs, and a shed.

The house is all furnished with the usual appliances, including a tumble dryer.

Location is close to Roath Rec/Park, Wellfield Road and Albany Road so plenty of green space and shops/restaurants/pubs. It’s about a 30 minute walk into town and there are lots of public transport routes nearby. The street is friendly/quiet and there’s on street parking available.

Rent is £465 a month without bills, plus an initial £420 deposit. Bills are split evenly between 4 and total on average £120-150 a month (inc. council tax, water, utilities and WiFi). Council tax is band F.

You will also need to meet with the landlord, provide references and provide proof of full time employment to be considered.
