6 month tenancy takeover wanted

I’m looking for a female professional to take over the remaining 6 months of my lease. The room is a lovely double room on the ground floor of this big, clean house with 2 other female occupants. Both the girls are close friends of mine and are very friendly but not a crazy social/party house as everyone is working full time or on night shifts in healthcare.

*friendly housemates - all female
*medium living/dining area
*fridge freezers, oven, microwave and air fryer
*2 bathrooms (one that’s downstairs only really gets used by myself)
*double bed
*desk, chair, draws, side table and wardrobe in room
*central heating
*washing machine
*dryer in the shed by the back door
*patio area with washing line
*fantastic location short walk to outdoor spaces and cute cafes

Bills are shared and per month are:
*£30-40 Gas/Electric (usually around this amount depending on usage and the fact it’s winter - 10th of every month
*£9 wifi - 7th of every month
*£558.60. for rent - which is on the 8th of every month

Bills that are shared but are every 6 months (so i payed the first lot you’d have to pay the second instillment:
*£167 water
*£567.65 or £95pcm Council Tax

The house location is great just a 15 minute walk to the roath recreational ground and wellfeild road or 10 minutes uber into Cardiff city centre, right by newport road and all its shops and transport links are great too via the bus.

Available February 7th onwards till the 7th of August 2025.

Parking is permit free, on every street in this area.
