Hi everyone
I’m looking for someone to take over my tenancy as soon as possible.

The property:
- 2 bed 2 bath
- allocated parking space
- external storage, extra storage inside too
- the room available is en-suite
- its opposite Asda in Cardiff Bay CF11
- there’s washer and dryer
- sadly no dishwasher
- the kitchen has plenty of storage

Cost per person:
The rent is £475
Tax £80ish
Electric and gas under £60 ( direct debit is for £117 but we use less and save up for winter )
water roughly £15 ( this is calculated every.6 months but we pay towards the bill monthly around £30 total
WiFi £12.5 ( total monthly £25 ) all in total I’d say £625-£635 per months for everything per person.

The room:
- spacious room with double bed
- the rest of furniture is mine including desk.
- there’s chest of drawers that we put in external storage as I preferred all my clothes hanging but it can be moved back up
- there’s built in huge wardrobe that can fit a lot too

Availability would be mid January but this is flexible as I am looking to move out myself so we can discuss that later on

The original tenancy is signed each year and ends 30th August and it has been extended by us each time. Current flatmate will likely took for someone who is willing to ended that too as we have been on this flat for the past 3 years.

New flatmate preference:
- Professionals only
- someone tidy and responsible
- no students and no parties ( current flatmate works from home and wakes up quite early so unfortunately this place is not suitable for someone who likes to have people over )
