Double room to rent

Hello! I am a 30-year-old live-in landlord offering a large, south-west facing room to rent on a quiet street in Adamsdown.

I’m looking for someone friendly, considerate, and comfortable living in a calm, grown-up household. This is a home that will suit someone who values a peaceful environment and likes to keep things fairly tidy. You would be sharing the house with me and my calm, friendly dog. I am aiming for an informal setup where we're mindful of each other and both able to feel comfortable.

I’m friendly and approachable and it’s important to me that we’re on good terms, and hopefully you are too, but I also enjoy my own routine and downtime.

Shared areas include (excluding my bedroom and home office):
- downstairs bathroom (toilet, sink, bath/shower)
- kitchen, with appliances including gas oven/hob, shared full-size fridge/freezer, and washing machine
- dining room, seats four
- living room with television and PS4
- guest room with a double bed, available for visiting friends or family
- small garden with patio, seating and a fire pit; apples and blackberries grow in the summer

Bills fluctuate, but electricity and gas typically come to about £50-70 per month, and water is around £25-35 per month. Internet is included at no extra cost, and the council tax band is D.
