Double room available in 3-bed house in Birchgrove

Hi there! We are Lauren & Amy, looking for a new tenant to move in at the end of April.

We currently live in a beautiful and spacious 3-bed, 3 bathroom (2 shared bathrooms and 1 ensuite) house in Birchgrove, Cardiff. We are looking for a friendly, sociable and tidy person to join our house — females preferred!

About the house:

• 3 bedrooms
• large shared kitchen and living area and extra space, plus a garden / patio.
• Double driveway that fits two cars (free parking)
• 3 bathrooms (2 shared)
• Kitchen has a dishwasher, washing machine, spacious fridge/ freezer + a hob/oven/kettle/toaster and microwave. There’s also an airfryer, nutribullet and milk frother which are free for all.

** The house will be largely unfurnished, as our outgoing tenant is taking most of the furniture with her, so if you’re down to pitch in for a few more pieces that would be ideal.

Room available:

• Downstairs bedroom (pictured)
• Spacious with lots of natural light
• Built in wardrobe / desk & bedside tables

- you would essentially have the downstairs bathroom to yourself as there is another bathroom upstairs (shower and bathtub in the upstairs bathroom).

The local area:

• Leafy, residential. Multiple schools and parks nearby.
• Various supermarkets (Aldi, Lidl, One Stop, Co-Op) around a 5- minute walk away. Large Tesco is around a 10 minute drive.
• Whitchurch High Street & Caerphilly Road nearby. Lots of pubs and cafes.
• 5 minute walk to bus stop with regular buses into city centre and further out.

Important details:

Rent: £480 per month
Bills: (WiFi, council tax, water and electric & gas) Around £150 per month - we don’t pay council tax in Feb or March, fyi! We are council tax band F.

The tenancy is initially 6 months, however there is the option to renew at the end of the tenancy if you want.

About us:

We’ve been living together along with the outgoing tenant Becky for around 1 1/2 years. We are looking for a friendly, sociable and tidy tenant to move in around 29-30th April this year.

• Lauren (26) works as a Teaching Assistant. Loves exploring vintage clothes shops, drinking matcha in a cafe or curling up on the sofa with a book. Loves nights out or in, but definitely prefers getting into PJs straight after work and sticking a film on :)

• Amy (24) works as an Admin assistant. She loves crafts like crocheting or painting, and loves nights in with a glass of wine or chatting about work drama.

- We hope to find someone we can be friends with and make this house a proper home, rather than someone who rarely comes out of their room or who we barely see.

- We are sociable and like to spend time together, so the ideal tenant would be someone who is the same (but of course we respect the need for your own space and there’s no pressure to spend time with us!).
