Description

Hi! My spare room is becoming vacant at the end of this month and I'm looking for someone to share with.

The rent is inclusive of all bills and all shared household items including toilet roll, cleaning products, tissues, hand soap, laundry products etc. The prices for the room are as follows:

£700 PCM for professionals
£650 PCM for full time post graduates with a valid certificate of enrollment with their university
£550 PCM for people wanting to stay five nights a week E. g. Sunday to Thursday nights.
Deposit is one months rent.

The room:

-Super kingsize bed - all bedding including duvet will be included and pillows if needed.
-Desk with drawer and chair
-Chest of drawers next to bed and additional drawers in wardrobe
-Fitted wardrobe with fitted cupboard above
-Wall shelves
-Full length mirror

The house:

- Beautiful bright terrace with large kitchen and open plan lounge/diner. Please note that I am currently bonding my rabbits, so they are taking over the dining room for the next few months. They'll move outside once it's warm enough and we'll get the dining room back! I have included photos of the current 'bunnary' situation (with me looking ridiculous for scale!) and how it normally is.
- Huge bathroom with double, back-lit freestanding bath, separate shower and bluetooth cabinet that plays music.
- Gorgeous garden with festoon-lit outdoor seating and shade sail for summer entertaining.
- Free on-street parking
- Space to store a bike

The area:

Llandaf North is wonderful - quiet with direct transport links. The house is 5 minutes walk to Llandaf station, one stop from Cathays for the uni. Heath Hospital is a 10 min drive or short cycle. The house is right on the Taf trail, you can cycle into the centre of Cardiff in 15 - 20 mins. M4 is less than 10 mins drive.
- Beautiful cafe at the end of the road that does craft evenings
- Best bakery in the whole of Cardiff!
- Friendly local pub and excellent Indian restaurant
- 10 min walk to Whitchurch with lots of restaurants and pubs

About you:

The room would suit a professional or mature postgraduate student. Academics and NHS workers welcome! Must be calm and respectful. It would be great to have someone who wants to be part of the household - sharing cooking etc sometimes.

Who you'll live with:

I'm Rebecca and i'm a part time interior designer of commercial spaces and part time PhD Psychology student. I'm an inclusive design expert, ensuring spaces are built to accommodate everyone covered under the equality act. I'm a young 47, like a laugh and love playing boardgames, gardening and cycling. I brew my own kombucha and like hosting but this is a very chill household as we work full time and like peace and quiet!

I have a friend staying in my office until the end of May. She's 25 and a fellow PhD student who is also lovely, calm and funny! We're a very happy household. After she moves out, it will just be the two of us.

You will also be living with three bunnies! They are all rescues and i'm currently bonding them so they are taking up a lot of time and space but in the summer, they will move outside. The rabbits free-roam downstairs when i'm there and are very much part of the household. They love a cuddle! You are welcome to bring small caged pets too but no cats, dogs or rabbits.

Amenities and storage:

Appliances: Washing machine and separate dryer. Cooker and hob, dishwasher. No microwave. You'll have a food cupboard in the kitchen but there's not much other storage so you are welcome to share my crockery/pans etc. There is a separate fridge in the garage for extra space if needed.
Storage: Space for one bike in locked garage. Space for storage of a couple of bags in loft.

House rules:

Strictly non smokers only. Also, you will be expected to proactively clean every week (E. g hoover through the house) if you live here full time, even if you go away for a weekend. That sounds really militant but it's wearing having to ask people. I want to live with someone responsible, thanks for understanding.

If you'd like more photos or have any questions, please ask, i'd love to hear from you.
