Clean, comfortable, newly decorated double room available in an Edwardian family house within the green and vibrant community of Penylan, East Cardiff. This is an excellent room in an excellent location. The characterful house stands directly opposite a pretty park and within easy reach of all amenities and the city centre. We are part-time live-in landlords looking for a friendly, tidy, respectful individual to join our relaxed, peaceful household. Would be ideal for post-grad student or professional. Please note we have a cat and a dog (see more details below).

£615 per calendar months including all bills.

THE ROOM
First floor, medium size double room overlooking pretty rear garden.
Very quiet, comfortable and clean (new mattress).
Double bed, ample shelves, small wardrobe, desk and chair.
Central heating and broadband.
Spacious, clean shared bathroom with shower, bath and WC.
Additional toilet downstairs.
Large, shared kitchen-diner with sitting area and access to rear garden. All cooking facilities, fridge/freezer, micro wave oven, dishwasher, washing-machine.

THE AREA
The street is quiet and has unrestricted, free parking. It is within walking distance from the area's many local cafés, restaurants, bars and independent shops - as well as a variety of supermarkets. Cardiff City Centre is easily reached by bus (5 min), bike (approx 15min) or foot (approx 30 min). This is a very green area peppered with various parks and plenty of opportunities for long walks or exercise.

ABOUT US
We are Paul and Magali, retired lecturers and visual artists with busy lifestyles and many interests such as music, art, films, languages, cooking and more. We are often away from home. Our daughter is currently studying away, and mainly comes back during holiday time. We have an old female cat and a five year old border collie dog (not allowed upstairs). Both animals travel with us when we are away. The cat keeps herself to herself and the dog is mostly easy-going, once familiarised with new faces. We love meeting new people and would enjoy sharing the occasional meal and chat. The household is multi-lingual with English, French and some Welsh spoken – new languages welcomed! We are looking for a friendly, independent, tidy, non-smoking person who is comfortable around animals.
