Double room with ensuite

🌞 Shwmae! We're 2 housemates with an empty double room available in the 2-storey flat that we currently rent on Pen-Y-Lan Road in Roath (CF24).

🧾 We split the rent evenly between us at £550pcm. Bills and council tax typically come to about £160pcm, so we pay £710pcm altogether.

💻 The available bedroom is decently-sized, with the previous tenant having been able to fit their desk and computer in alongside the bed, dresser and nightstand that come free with the room
🧺 There is a walk-in wardrobe with a hanging rail
🛁 The room's ensuite features a shower cubicle, macerator toilet and a sink
🔭 The bedroom has tall windows along the wall, with access onto the roof of the restaurant below the flat
📺 The communal living room has a TV for us all to use
🪑 The dining area has 6 chairs should you wish to host!
🛋️ The living room has one double seater sofa, a large armchair and a sofa-bed for guests to stay over
🍋‍🟩 The kitchen has a dishwasher, washing machine, oven, stove, microwave and fridge-freezer
🧼 There is a main bathroom on the second floor, but 2 of the bedrooms have an ensuite so each tenant essentially has their own bathroom
🌱 Just off of Wellfield Road, we're seconds away from grocery stores, restaurants, bars and bus options (57, 58, C1, etc)
🍕 We share a building with Scaramantica Pizzeria, but the entrances are separate. Our entrance is communal with the other flats in the building, and our flat is on the first floor with stairs up to the second (the 2 occupied bedrooms).

We don't have any preferences on age or gender; we are a queer/ally household who are happy to hang out as a group but typically keep to ourselves. We don't have a garden if you have pets. Non-smokers and non-students preferred.

I'm hoping to move in with my partner before the end of the year so one of the larger upstairs bedrooms may become available in the coming months. In this case you'd be welcome to move into this bigger room and we would relist the smaller one. :)
