Double Room In Student House

Hello, we are looking for a forth person to join us in our house. The room is available from 1st September, but we will have to pay half rent during July and August. The house is being renovated at the moment, so it will be new when we move in.
We are friendly and sociable girls, we like to go out, but also like a chilled relaxed house as we will have lots of work next year. We don't mind smoking in the bedrooms, although preferably not in the lounge or kitchen as some of us don't smoke.
We are all on creative courses and different ages.
