Rent of £230 for smaller room (double bedroom just smaller than other rooms) and £265 for largest rooms. The house is close to Roath Park. It's on the end of Arabella Street, the side closer to Roath Park.

I am a private landlord and very hands on. I have been extremely lucky with tenants and will actually be sad to see them leave. My main aim is to find people whom love the house and are looking for a home. It is a home and I have spend time, money and effort for it to be enjoyed. The house has 4 bedrooms, reception room, kitchen, and 2 bathroom: one on ground floor with bath and shower which is only just been put in so brand new. The 2nd is on the first floor with a shower cubicle.

There is even under stair storage (suitable for bikes even as big storage), utility area next to the ground floor bathroom with Washing machine and Tumble dryer.

It has a south facing garden (with BBQ). New appliance of washing machine, large fridge/freezer and Tumble dryer. There was initially no Tumble dryer but due to the bad weather I got one as easier way to dry clothes. The Oven/hob is both gas, the rest of appliances only been bought in 2013, but Cooker/hob since 2 or 3 years ago.

The bond is one month or month and half, depending on references which I will need. This will be placed in a government scheme. The contract is until 1st July 2014 and both students and professionals are welcome.

Couple of more things: Furniture is faux leader sofas, dark wood furniture in reception and room downstairs so the looks follows the same theme downstairs. Beds and furniture upstairs are metal and white so a lighter colour theme upstairs (white bathroom too). Laminate floor and new carpet on stairs and landing. The roof has recently been looked at and had maintenance to avoid damp or leaks, also gutters etc all been cleaned and looked at.
