Hello potential housemate
After five happy years, one my lovely lodgers is relocating to London for work.
The available room is a bright double on the ground floor overlooking the patio. The room will be available after June 7th (date TBC when Beth receives a start date for her new job). There is a large wardrobe in the room, as well as a chest of drawers and bedside table with lamp.
It is a fantastic, cosy house in Llandaff North backing right onto Hailey Park. Few properties in Cardiff back onto green space so this is a great place to live :) The Taff Trail runs through the park to the rear of the property and you can cycle into town in about 20 mins. There is secure space indoors to store your bike. It's also only a 15 minute walk to Llandaff village. On street parking is available right outside the front door. The road is well-lit with very little through traffic so it's really quiet but also a very safe area to be.
Llandaff train station (recently fully refurbished) - 5 min walk with trains around every 5-10 mins
- Cathays - 4 mins
- Queen St - 8 mins
Several bus stops - 1 min walk away
(buses approx. every 20 mins)
- City Centre - 15 mins
- Heath Hospital - 10 mins
- Velindre/Whitchurch hospital - 5 mins
Co-op and Lidl both less than 5 mins walk.
£450pcm including ALL bills (including FAST fibre broadband, Virgin TV, Netflix, etc.). There is also a fortnightly cleaner included in your rent.
Sharing with two friendly professionals - one male (lived here 4 years), one female (lived here 1 year). This will very much be your home, not just where you eat and sleep. New housemates are always selected according to how well we think they will fit in.
All normal house stuff is available to use (washing machine, kitchen stuff like plates etc., iron, ironing board, yadda yadda). There's also a dishwasher.
Modern bathroom with another lovely view of Hailey Park and a "party shower" as a previous housemate used to call it (i. e. it's big!).
Living area includes a wood burning stove, super comfy large sofa, a smaller leather sofa, an armchair and a nice flat screen TV with DVD player and Netflix. Lovely bright kitchen with modern gas oven and all the other bits and bobs. There's also a large dining room table that seats 6.
I'd like someone who is easy to get on with, clean, tidy, considerate, good fun and friendly. Your future housemates are all of the above and live active lives. It's not a party house: it's very laid-back but both housemates are super social too. As the landlord, I stay in the property from time to time, in part to keep on top of any maintenance, but I live outside of Cardiff these days for work.

Visits to the property are actively encouraged!

1. One month rent is needed to secure the room and is then held as a deposit.
2. An employer reference is required as is a reference from your previous landlord.
3. I will also need to see your passport/visa and take a photocopy to confirm that you have the right to stay in the UK.
4. A credit check will be carried out (I am happy to pay for this).
5. Due to the terms of my home insurance, I am unable to accept anyone with a criminal record (I will ask you to confirm in writing that you do not have any criminal convictions).
6. The contract I wil ask you to sign is a rolling contract and so you only need to give four-weeks notice at any point if you wish to move out. However, I would appreciate it if you only moved in if you are looking to stay for at least 6 months.
