My name's Jamie and I’m currently living with a flat mate In 18 The Parade, Roath, Cardiff CF24 3AA.

I’m looking to move out ASAP as I am to moving in with my girlfriend so I’m helping my flatmate find someone to replace me. I can move out anytime during July as my new tenancy starts in August. Because you will be replacing me there will be NO AGENCY FEE. The flat is literally a 2 minute walk from the city centre, you’ll see how close if you google map it!

The flat has 2 double rooms, one with an ensuite bathroom and the other with a bathroom right next door to it so you’ll have a bathroom each. The rent is £325pcm and that includes the water rates so NO WATER BILL. The block of flats has a communal washing area with 3 machines and 3 dryers so this tends to keep the electricity / gas bills pretty low because they are on a separate meter. The interior has a modern and professional look with laminate flooring and black leather sofas. The flat has an open plan kitchen / living room area with 2 fridges, that’s also a fridge each! The cooker is gas, and the oven is electric which I think is the best combo for the budding chef.

The council tax bracket is surprisingly low for it’s location, it’s band C which works out about £86 a month total.

This flat is perfect if you need to live close to the centre. The letting agent is Imperial whose office is literally a 5 minute walk up Richmond Road. I can recommend them as an agent as I’ve been living in this flat for 2 years now and they are generally very good if you ever have any problems.
