Rent includes water, electric, gas, council tax, society maintenance charge, High speed Virgin broadband all inclusive. So, you do not have to pay anything apart from the rent.
We do not mind "occasional" guests coming over.
I live in the property. I am a working professional in IT sector.
Note: Living room is currently used by landlord for working from home during day time and evening hours. Use of living room is on request, check with landlord.
Please also note I will need identification and I will need reference from employer. I will offer a complete lodgers agreement and receipts for the rents received.
