Looking for a flatmate - £300/month room

We are three males, one professional and two mature students looking for a flatmate, as unfortunately our female friend can no longer move to Cardiff. We already found a really nice house that has a good price and is in a good area.
The house costs £1200/month and we will probably split the rent by room sizes so you can choose to pay anything between £290-£290-£300-£320.
The house has recently been renovated with new carpets, plaster walls, ceiling, so it's a rare opportunity to live in a house with new interior.
Additionally, the house has two bathrooms, decent size livingroom a garden, and garage for storage.
We're looking for someone tidy, clean, and sociable. We often eat together and hangout, but don't really have parties or make too much noise in the house. Students or professionals are welcomed, but council tax is split between all the tenants.
