Student Property- Tenancy takeover

Tenancy takeover for a 3 bedroom student house based in Cathays, Cardiff.
There are currently three girls living in the property however, due to personal circumstances I am looking for a replacement tenant.
The bedroom available is a double room on the ground floor at the front of the house, the house is furnished and has a shared living room, kitchen and bathroom.
The property has recently had a lot of work done to it and the photos are not up to date, however a viewing will be provided to any potential tenants.
There are bills already available in the property at an additional cost to the rent.
