Spacious single rooms in new build house

Hi there - my name is Rajiv, I am in Forties and a working professional, staying with my family including two sons. I have bought a new build 4 bedroom house in Darnall, it is a quiet area on a new estate. All the rooms are spacious and everything is new. I am looking to rent out 2 single bedrooms. The house is located about 5 minutes from junction 34 M1 and Meadowhall, with a tram link about 5 minutes walk and a bus stop to the city centre 2 minutes away. I work from home some days and am open to social interaction while respecting individual privacy. Kitchen has integrated appliances including washing machine. Bathroom has thermostat controlled shower over bath. I am looking for students staying for a term but may consider professionals for short term. Tenancy is subject to 1 week notice both ways; although expect much earlier intimation if the period of tenancy agreed in the beginning changes. Short term lets would be at a higher mutually agreed rate.
