Double room, friendly housemates , bills inc.!

Hey, I'm Dave, 35 and professional. Also living here is Gavin (25 professional), dog (friendly very well behaved Beagle who loves cuddles and walks of course) and Cat (friendly, generally keeping himself to himself). The room being being offered is currently occupied by a female who is moving out early July.
The house is a good size and has worked really well with the 3 of us. In terms of rooms/space ... There is a good sized kitchen with what was a separate dining room but I have recently knocked through and decorated to make more sociable. Off the kitchen at the back there is a conservatory leading to a pleasant garden where I hope to enjoy and share many BBQ's.
A good sized livingroom is available for communal use, as are all downstairs spaces. There is also a downstairs toilet. Finally downstairs there is garage which i am in the process of turning into somewhat of a utility area for washing, drying and ironing.
Upstairs are 4 bedrooms, 1 of which i used by myself only as an office. There is a main bathroom for use by both lodgers - I will not use very often as my bedroom has an en-suite.
Out front there is a large driveway suitable for 3 cars but the road is very quite so extra parking is never a problem!

I am hoping to find a new housemate who is friendly, sociable and willing to integrate rather than isolate themselves. We maintain a clean and tidy house and would expect to do the same going forward.

If you are not familiar with the area, it's got good access to buses, trams and if you drive, it's 10mins from the city centre, and about 10mins from the parkway which leads to the M1.
