Double £370
Spacious room facing onto the garden with a view of the city and beyond. Comes furnished with a double bed, sofa, wardrobe, mirror, shelves, and a corner storage nook (curtains and desk not in the picture but also included). This is the only room on the attic floor so also has a private landing with built in storage units and feels very cozy. Available mid-January.

Rent is inclusive of council tax (Band A) for both rooms and bills range from £60-100pm (electricity+gas+internet+water+toilet paper subscription). All tenants/rooms are on individual contracts.

About the house:
3 bedrooms, 1 bathroom, living room, dining room, kitchen, back garden and cellar. Bathroom has more than enough storage for 3 people and good water pressure in the shower. Living room comes with 2 extremely comfy sofas, there is no TV but I’m happy to split the cost if you’re interested in buying one. Kitchen is on the smaller side but manageable with more shelves and a big fridge in the adjacent dining room.
Plenty of established plants in the garden including a plum tree! Smoking outside only. Space to store a bike if needed in the cellar landing. Windows are all double glazed and the heating works well, as does the laundry machine, oven, hob and vacuum.

The house is a short walk through Meersbrook Park to all the local shops, cafes and restaurants including Aldi, B&M, Boots, Lembas, Tramsheds, Kopi & Chai. Also walking distance to the Climbing Works! Close to both Chesterfield Rd and Abbeydale Rd buses connecting to the city, London Rd and the Peaks. Parking is available on-street, no permit required.

I’m currently the only tenant. I’m 25, queer, working on a farm in the Peak District wednesday-sunday. Outside of work I love to hike, craft, cook, yoga and spend time with friends. I only moved in 2 months ago so still in the process of making the space more homey - theres not much space for more furniture however it would be great if you had any decor/plants/books/prints etc to contribute! Looking for new friendly housemates also in their twenties/thirties preferably female or queer. Ideally someone who’s lived in share houses before and is respectful of the house and others (e. g. keeping noise down when others have gone to bed). I’m hoping to set up a weekly cleaning roster once new people move in. Also happy to cook occasional communal dinners (I eat mostly veggie) but not a deal breaker if you’d rather sort your own.
