Lovely spacious double- Nether Edge/Sharrow

I have a room available in a lovely, friendly and relaxed shared terraced house in Nether Edge/Sharrow area (v close to Abbeydale Road and walking distance to sheffield uni). My current housemate is moving to London so I'm looking for someone to take her room from 1st March. The room available is a fab spacious double attic room with great light (the photos don't do it justice!). There is a kitchen, living room and bathroom (with bath/electric shower) plus a box room used as a study/storage area. There is a communal outside area(shared with the neighbours, who are very friendly!). The house came as unfurnished but I have a sofa, armchair, rug and shelves etc in the living room; the available bedroom also has a lovely big chest of drawers, so you would really just need to bring a bed, wardrobe and any other bedroom furniture (that said I'm of course happy for new housemate to bring other stuff and make their mark on the house!). The kitchen is well stocked with pots and utensils etc. There is a washing machine, gas range style cooker and dishwasher (hooray!). There is also a very friendly cat called Prue living at the house. We have house insurance, broadband, a TV and DVD player, digital radio in the kitchen but aren't hooked up to live TV via an aerial so don't currently pay for a TV licence (this wouldn't be a problem if a new housemate wanted this).

I am a PhD student studying and making theatre and I have a few jobs working for Arts organisations in Sheffield. I think the room would ideally suit a postgrad student or professional, but I'm open minded! Someone independent but also who would be up for being sociable on occasion as well- maybe going for a drink or cook dinner together- would be great :) I am fairly (although not anally!) tidy and so would want someone to share all housework and keep the house nice. The house is non smoking but am more than happy for a housemate to smoke outside. Do get in touch for details or to arrange a viewing- this is a great opportunity for the right person :)
