Spacious attic bedroom for rent in my home.

A spacious light and airy warm attic bed room is available to rent in my house from mid January. I can be flexible on dates for the right person.

Rent includes all bills, cleaning products and bedding.

Full time sharing, however a Monday to Friday let would be considered, for the right person, at a discounted rate.

Would suit - a professional woman over 30, who enjoys their own space, is happy in themselves, mature and is friendly, respectful of the property and neighbours.

The room -
Currently being freshly decorated.
Top floor attic bedroom with own stairs in a 3 floor victorian semi.
Wardrobe, desk, shelving unit, mirror, lamps, double bed with thick mattress with cotton bedding with a down duvet (which has only been slept in on occasion by myself).

The house -
Fibre broadband, new roof with new velux window, new washer, new carpets, fully stocked kitchen inc coffee machine, air fryer, crockpot. Shower and bath.
Cctv, locked garden gates, quaint south facing garden with sofa and recliners, patio with covered pergola, nice quiet neighbours, on street parking.

Location -
Off Derbyshire Lane, S8.
2 mins walk to Graves park, 5 mins walk to Woodseats main strip, 5 mins walk to Meersbrook park, regular bus routes, local shop.

About me - I work full time, a nature and dog lover, keen gardener and cook, enjoy hiking and have many interests.
I'm friendly and sociable, love a good laugh but also quite a private person and my partying days are over.
My dog is a little female cockerpoo, fully trained, excellent behaviour and quiet.

I rarely have visitors so this is a safe and secure house for just you and I (and the dog)

I'm afraid it would not be suitable for the following -
- Anyone who genuinely does not like dogs.
- Anyone who is into a party lifestyle or late night/loud living.
- Anyone who works from home.
