I have a lovely share with a beautifully and newly renovated garden. We are looking for a housemate to share the house with myself and one other person alongside four very cuddly sweet dogs. It might sound like a lot, but they aren't that big and will be THRILLED with as much or as little interaction as you want.

I love to have fun, be silly, chat and socialise with some epic banter, alongside having my own private time. I am hoping to live with someone that is liberal minded and would maybe enjoy film nights and the odd social activity or chat.

The house has a communal living room, although the dogs and i usually occupy it with two large sofas and a single chair leading to an open plan good size kitchen with plenty of work space and a breakfast bar, a dishwasher, washing machine and dryer and upstairs has a good sized bathroom with a bath and pretty decent shower. Both the kitchen and bathroom are due to be upgraded once the garden is finished, which it should be mostly done by the time you move in. I am doing the house up currently so although it's not the best, it's only going to get nicer! I've got tons of wallpaper to go up and paint etc so it will look cosy and homely very soon.

The room is at the front of the house and has a built in cupboard for storage. It has a double bed, a sofa, wardrobe, drawers, fridge freezer/kettle, additional storage and can include any other furniture that you feel you may need. It has been recently replastered and painted red by the past tenant but you can paint it any colour you'd like or I can wallpaper it for you. I currently have a fabulous tenant in the room who's been with me for 3 years but is moving onto pastures new in another country. Updated pics will follow once it's been cleaned. The house photos aren't up to date but you get the idea.

You are welcome to decorate and put pictures up as you please. Due to it being a bigish house, the rooms are all nicely spread out and no one feels like they are living next to someone or on top of someone so privacy isn't an issue.

I am the landlord and I am a super chilled out and I get along with pretty much everyone. The street is super friendly and multi cultyral and we all know each other but also don't interfere. I love to cook and will often ask you if you fancy a roast dinner or something else and will always try and support you if you need it and make your stay here as pleasant and homely as possible.

I have two snuggle obsessed French bulldog girls who will be so happy to see you every day. One will insist on showing you her 'wala", which is her favourite toy, at every opportunity. I also have an little boy dog who's got floppy ears and is the sweetest, goodest boy ever! Although he's a total wuss and is scared of his own shadow. My final pup is a sweet, toothless old man with the sweetest face ever who will politely wait his turn for a cuddle when you're ready. Everything he does is too adorable for words so expect plenty of "awwhhs" throughout your time here. They both look forward to saying hi when you get home (welcoming committee!). A dog person is essential as they will want to say hi to you when you come in.

I am usually the culprit of any mess, as are the dogs but I'm slowly having a big clear out to make things easier. I just ask that you clean up after yourself in the communal areas. What you do in your own room and how tidy or untidy it is will be entirely your business and I will never enter without your permission and a good reason why for very rare maintenance. I just ask that you bring down rubbish and food plates. I am very respectful and value your privacy and my own and you would be free to come and go as you pleased and have guests stay if they are nice and you vouch for them.

I don't ask for a security deposit as it is difficult enough moving house without putting one up. I just ask that you are respectful of my home. However if you prefer to have one in place, I can put it in a deposit scheme for you. My main ask is that rent is paid in full and on time and that you aren't discriminatory.

All bills are included, as is WiFi. I have a parcel box outside and the loft has ample storage up there.

I live right next to Clifton Park, which hosts lots of different events throughout the year. The train station and bus station are a short walk away. There is also a big Tesco within walking distance and we aren't too far from Parkgate.

The room will be free from the 22nd of October as the current lodger is moving out, but ill need a couple of days to clean and sort it out. Other lodger is lovely and is very quiet and works away during the week.

Smoking of any kind is fine and permitted outside, and although I don't personally indulge, 320 friendly. I'm even building you a covered, heated smoking area so you can partake in comfort.

I am self employed and have an unusual job, but I'll discuss that with you to ensure it's not a deal breaker for you.

I do go to Canada to see my partner fairly frequently. If anyone would be interested in feeding and walking the boys on a short stroll in the park across the road for me when I'm away, I'd be willing to reduce the rent on the weeks I'm away. It's a very quick walk as they are both old and they are pretty self sufficient other than that. The girls go to a sitter. The boys just chill all day but could do with someone to feed them when I'm away (they both are super independent as they were street dogs) and they both have the beginnings of dementia so going to a sitter is too stressful for them now.
