This is a 2-person houseshare in a clean, quiet, and generally lovely terraced house about 5 mins walk from London Road/ 10 mins from city centre. (20 minutes walk from University of Sheffield, 15 minutes from Sheffield Hallam central campus.)
The room is large, light and airy. There's a double bed and other bedroom furniture, but there's also space for your own furniture if desired.
The house has the standard mod cons; cosy living room, kitchen recently refurbished. Good broadband connection. Patio at rear of house. On-street parking possible.
Would suit mature student or professional. Single occupancy only. Female preferred. Vegetarian or low-meat diet an advantage.
Non-smoking household.
RENT: £290/calendar month (payable in advance, plus full month's deposit)
Plus: Council Tax if you're a professional.
And contribution to broadband/phone. (So c. £365/month for a professional; £305 pcm student.)
Long term residents (min. 6 mths, but longer preferred).

- House has got: washing machine, fridge, freezer, central heating, shower and bath.
- House has not got: tumble dryer, television (though you may bring your own tv), off-street parking.
- Room is furnished with: extra-long double bed and mattress, wardrobe, shelving, chest of drawers, bedside table and lamp, rug; desk with swivel chair. A soft chair is also available on request. Basic bedding available on request.
- Rent is paid monthly, normally by standing order.
- Council tax is not included in the rent. Contribution to broadband / phoneline is c £12 monthly. On-street parking subject to a resident's permit from the council (fee payable).
- As Landlord(s) not in Sheffield, it normally takes at least a week to arrange a contract, so not ideal accommodation in an emergency!
- Potential tenants will be asked to provide contact details for two referees. (Normally past landlord(s) and/or employer/university.)
- Minimum term is six months without exception, due to insurance. Longer-term tenants strongly preferred.
- Cannot be rented without prior viewing and consent of existing tenant.
