Great house share 25min walk to city centre

Hi! I've got a spare room at my place so space for one more housemate to join me (Rob) and Adam, to bring us up to a house of 3.

I'm a research engineer and started a part time PhD a little while back which keeps me busy and Adam's a maths teacher.

The house is on the boundary of Crookes and Walkley, a friendly residential area with good views, shops, pubs and parks nearby. It’s roughly a 25-minute walk into Sheffield city centre and there are regular buses.

Downstairs is an open plan kitchen and living area. The £240/m bedroom is a reasonable size with a double bed, a good mattress, a desk, a wardrobe and under bed storage. There is a 1st-floor bathroom with a shower over the bath.

• 5 hob gas cooker, dishwasher, fridge freezer (integrated units).
• Washing machine and tumble dryer.
• Dining table, sofa, beanbag, TV, speakers, cordless Dyson and a bin that opens itself when you put your hand over it.
• There is a patio and garden… but they’re a mess.
• Shed
• I’d like to share bills: Broadband is with Vodafone. Advertised speed is 200 Mb/s (just did an online test and it topped out at 206 Mb/s, I’ve had the occasional drop out but generally it's alright). Over the last 11 months with three people, bills came to £66.55/month each (prices can vary dependant on usage and rates).
• My preference would be longer term lets but I would consider short term lets (under 3 months) at a higher monthly rent.
• I’ve put 16th September as a nominal ‘available from’ date to give a bit of time for me to get things in order but could potentially accommodate a little earlier.
