Double Room available in a two-bedroom ground floor flat in Sheffield city centre. It's round the corner from Bramall Lane, and just a 12-minute walk from Sheffield train station.

The flat is fully furnished and includes an off-street parking space, washer/dryer, and all white goods. The bedroom contains a double bed, large set of wardrobes and large chest of drawers.

The flat consists of two double rooms, shared bathroom, storage closet with boiler, large kitchen and connected living room.

Both the kitchen and living room are nice and spacious, with plenty of room for two people, and include a microwave, kitchen table, three-seater sofa, and armchair. I've converted a corner of the living room into an office-space, and there is enough room on the other side for shelves, a bookcase or any other storage.

I've been living in the flat for 18 months and am very happy and settled here. I have a TV, kettle, toaster, hoover, desk, bookcases etc., so the flat is fully filled and ready to move into.

My flatmate is in the process of moving out now, and I am looking for someone to fill her room before the 15th July, but we are flexible on whenever in the next month you want to move in.

Rent is £355 per month each, a new contract will be signed with the landlord.

It is council tax band B. All bills, fast WIFI, and council tax together come to around £170 per month each, and are already all set up.

I'm a friendly and laid-back working professional from London. I'm a freelance video editor and am currently working from home full time. I'm more than happy for you to have people over and fully share the space, and I may have friends/family over on occasion. However I'm also fully respectful of your own space if you need it.
