room available in our spacious top floor duplex. the flat is fully furnished with the room available being the largest room in the flat, complete with wardrobes, en suite bathroom with shower, and a private balcony attached to the bedroom.

the flat is on the top floor of the iconic park hill flats building situated directly behind the train station, just a 5 minute walk to the station/city centre. the flat itself has a spacious open plan living space with kitchen area, dining area, and lounge area, with two communal balconies (one large, one small) and a communal bathroom. the flat also has underfloor heating and all windows in the flat are floor to ceiling.
the room available is on the lower floor of the flat and is the only room on this floor (other than the en-suite obviously). the living space, kitchen, communal bathrooms, communal balconies, and communal living space are all situated on the upper floor of the duplex.
me and sam (the other flatmate) are good friends and have occupied the flat for 4 years now. the room available is due to our other friend and flatmate moving in with his girlfriend.
we are both in our late 20's and work full time monday-friday jobs so someone who has a similar schedule to us would be ideal but not a necessity. we are both very easy going and quite social people and we are looking for someone similar that we can get along with. we have a good group of friends in sheffield so would be great to find someone that can fit in with us!
we like to go out a fair bit and usually go to places like kelham island or abbeydale road for drinks. we are both into music too and we quite like going to techno, house, and disco sort of things so if you like that sort of stuff thats a bonus!

monthly flat rent is currently £1375pcm.
the rent is split 30/30/40. the room available will pay 40% of the rent due to being much larger than the other two rooms, having en-suite, and having private balcony.
we have hyperoptic broadband installed in the flat, we usually get about 120mbps download/100mbps upload, which is fast and very reliable.
we have an xbox one and access to all sky channels apart from skymovies but also have a laptop in the livingroom for everyone to use if theres anything we need to get on a stream (films not on netflix/pay per view sports/whatever else)
flat comes with tv, decent pair of speakers, two lounge chairs, one two seat sofa, large extendable dining table, six dining chairs, coffee table, bookshelf, and a small sideboard which we use as a tv stand. its equipped with fridge, freezer, microwave, kettle, toaster, dishwasher, washing machine.
parking is available if you drive, there is a car park with cctv that you can pay for that is part of the building, but there are lots of free streets to park your car on that are around a 2-3 min walk away from the flat which is what we prefer to do.
there is a local shop that is part of the park hill complex, there are also plenty of shops in the city centre which is a 5min walk.
council tax is band c
