Double room available from the 9th September 2024 in Walkley in a clean, friendly house. The house is 3 storeys and the room is on the ground floor with a view of the back garden (there is a venetian window blind for privacy) and comes with a private bathroom (with shower) across the hall.

The room is fully furnished with the following:

There is additional storage space in the house in the form of utility room cupboards, hall coat/shoe rack and secure garage with adjoining door.

The house has a shared living space on the top floor with an open plan kitchen (with dishwasher), dining and lounge area. There is also an extra fridge/freezer and tumble dryer in the garage and a ground floor utility room with washer/dryer. The house is EPC B rated so warm and cosy. It is quiet with respectful neighbours. There is a courtyard garden with seating, parasol and Pergola.

*All bills and council tax are included except television licence (there is no TV in the shared living space).*

We are looking for a lodger to share our home and who is happy to socialise occasionally, cook a meal together, go to the pub, play a game or go to a gig. However, personal space is respected and valued. We are both professionals (with regular home working) with an active lifestyle including travel, running, sports and hiking so someone with a similar work schedule (Monday to Friday between 8am and 6pm) would be better suited.

*It is not a suitable environment for someone that works late into the night and needs to sleep late in the morning, cook late at night or someone that does shift work.*

There is a resident dog (small, clean, doesn't shed too much) who is affectionate, quiet and curious.

The 52 and 95 bus routes are less than 5 minutes walk from the house and the Hillsborough tram stop is less than 10 minutes walk away.

Short term and part time lets will be considered. References will be requested and a deposit equal to one months rent is required.
