Hi,

This spacious and highly affordable double room has just become available. The house is just off Sharrow Vale rd and less than a 5 min walk from Eccy rd.

The room is £290 pcm and bills generally range from £50 - £70 pcm to cover broadband, water, electricity and gas. Council tax is £42 pcm. Overall you'll probably be paying less than £400 pcm all inclusive.

The tenancy would be a minimum of 6 months, so may not be suitable if you're looking for something short term.

The room is on the 1st floor of a professional house share, with the following shared rooms and appliances included:

- kitchen (including washer/dryer, microwave, electric hobs, air fryer, fridge freezer)
- 2 bathrooms (including a bath)
- living room/workspace (including desk, TV with chromecast, turntable). We are happy for the living room to be used to work from, but we would ask that you use it on a shared basis please, bearing in mind there is also a desk in the room itself.
- garden (including 2 sheds with some limited storage space)
- dining room with cupboard-under-the-stairs for shoe storage etc.
- large basement.

We are a friendly group of 3 housemates aged between our mid-20s and mid-30s, and have all lived in the house for a few years. We don't have any cleaning rota etc. in place, but would prefer to live with someone that can look after the shared spaces and do their best to keep things tidy. We're all open to having a chat when we see one another, but equally everyone is happy to do their own thing.

The room itself has a lovely view of the city and surrounding gardens. It is fullly furnished and includes a double bed, large desk with plenty of room to work from, 2 chests of drawers, 2 wardrobes and further storage space above the wardrobes. The room faces away from the street so it's nice and quiet at night. (Apologies, please note the desk comes with a chair, but the chair pictured is my personal chair which I have taken with me).

I lived happily in this room myself for almost 3 years and would recommend it to anyone. The only reason I left was to take my old housemate's room upstairs after they recently moved out.

There is free on street parking available across the road on Junction Rd. There is also permit parking available on Cowlishaw Rd itself if you'd rather park closer to the property. Personally I bought a permit for 1 year when I moved in, but since it expired I've managed to get by without.

The property is owned by a live-out landlord, but they live fairly nearby in Crookes. They are approachable and quick to respond to any issues.

The area is highly recommended, with the house being a few minutes away from Eccy rd and all the amenities
it offers, and within walking distance of fantastic green spaces such as Endcliffe park and the General Cemetery. It is equally well situated to get to the city centre or out into the Peaks.
