Tenancy Takeover - St Georges Flats

Looking for someone to take over my tenancy at St Georges Flats. Room 1, Flat 2 is one of the largest rooms in the flat. It is ensuite and for returning undergrads only***.

It is the church right next to the diamond and very close to West Street, but still very quiet no matter what time of year. The main selling point is the stained glass windows, which are very large and allow plenty of natural sunlight in as well as the preserved wooden support beams seen throughout the flat, making these halls more unique.

Rent is £6947.22 for 42 weeks (22/09/24 - 11/07/25). Rent is paid in three instalments. As a bonus, I can pay you back for the deposit, saving you £150. You can move in a day early at no extra cost.

University halls of residence can be a bit more expensive, but the price difference is worth it for a variety of reasons:

The halls are managed. A cleaner comes around even after tenants have moved in. Maintenance issues are addressed around the clock (depending on urgency) and usually at no extra cost or risk to your deposit.

House/flatmates that can't behave (don't clean up, steal food, antisocial, danger to others etc) are actually disciplined whereas often in private sector accommodation, all is allowed as long as it's legal.

24/7 security on site whereas most other places will have you call an out of hours service if something happens on a weekend. The university even has an app where you can make complaints anonymously or call security without wasting time trying get through the switchboard.

Residence life mentors that help with mental/physical wellbeing as well as help settle disputes between flatmates without having to take it higher up to the university. They are also usually the ones who lead activities resident exclusive activities around accommodation sites.

Those in halls can participate in student union club activities either for free or at a discount.

The only reason I am trying to give up this room is because the contract dates aren't long enough for me anymore.

***If you don't fit this requirement but still wish to live in halls, the accommodation office will try to transfer you to a flat for your demographic (eg fresher, post grad, etc) as well as any other requirement ( eg all girls, x rooms max, ground floor etc). Simply DM and I will ask before hand if they can fulfil your wishes.

For this that are returners but either wish to know more about the other tenants (age, gender etc) or hope to transfer to different halls with other requirements (shared bath, catering, off campus etc), please do not sign the contract before knowing. Room transfers made at the request of a student are not guaranteed. Either enquire the office and cc me, or tell me what you're looking for so I can ask them myself.

There is also accommodation for couples/families (two adults, two children max.), and there are resident exclusive activities designed to include those with with particularly young children. However this is limited. The university will assist any students in this situation in finding private sector accommodation to suit their needs. Again, please ask or allow me to enquire on your behalf before accepting my tenancy.
