We are looking for a clean, reliable person or couple to take care of our beautiful rented home for us while we are travelling for a year from November.

It’s a 2 story terraced house with a large garden that is adjacent to a piece of woodland. The interior is at a very high standard: lots of light, wooden floorboards, high quality carpet, green slate kitchen worktops, high quality windows, good insulation, a woodburner, central gas heating, etc. A very nice place to live.

The location is Woodseats S8, which is great for accessing the Peak District (15 mins car), the Climbing Works (5 mins walk), or city centre (10 mins bike). Shops (Archer Road/Abbeydale Road), cafes and pubs accessible by foot. The area is residential and quiet, and the woodland at the back of the garden makes for a very green feel. The neighbours are lovely and sociable.

You will be subletting from us, the landlord has agreed to the sublet. We are looking for reliable people who intend to stay 12 months, who treat the place respectfully and keep it clean, and take basic care of the garden. We might require minimal access to the house either for the landlord to sort out something or friends picking up post.

- Sublet term: 1st Nov 2024, until 31st Oct 2025 (some flexibility, please ask)
- 2 months notice, in case something unexpected happens (hopefully not)

- Bills: ~320 pcm (52 water, 151 council tax, 85 energy, 34 internet). Utility depends on how much is used. Could transfer bills to your name)
- Basic furniture: dining table, chairs, bed & high quality queen mattress, desk & chair, armchair, sofas, some of our personal items will stay in boxes in the attic storage.
- No smoking, no pets.
- Appliances: washing machine, dish washer, fridge, freezer, electric piano
