Double room for rent in a house in S6.

I've been a long term tenant of this property for 8 years and am now looking for a new housemate as my previous housemate of 3 years has purchased their own home. You will be a co-tenant as opposed to sub-letting. You will need to go through the letting agents referencing process and sign a tenancy agreement. (£75) However, I will handle all rent payment, bills, organising repairs, etc.

Bills, council tax and broadband included in £650 per month.

Mon-Fri let is available with no need to be added to the tenancy for a reduced rate of £400 per month.

Large double room, partially furnished (by me not the landlord). Happy for you to bring your own furniture/swap things round

Shared bathroom and living room.

Spare box room, ideal for home office or currently has a spare bed for people wanting to stay over.

Garage and loft is great for storage.

Front and rear garden which catches good sun and great sunsets.

Located close to Bolehills park, and right on the edge of the peak district, but also walking distance to Crookes and Walkley, with a big Lidl down the road in Hillsborough as well. 1 minute walk from the 95 bus route and short walk to the 52 bus route.

I work full time Mon-Fri so I'm not around in the day and most evenings I spend outside riding bikes, running or at the pub. I am partial to a nice BBQ in summer months, but generally don't spend much time at home.
