Double room in 5 bed house

Thanks for viewing our ad! We'd like to disclose some information and be super transparent about the kind of people we are, the house we live in and the sort of person we'd like to join our house. Please read this ad before messaging!

We live in a large fully furnished 3 storey house just off Ecclesall road, next to the botanical gardens. A 2 minute walk from the house is Sharrow Vale where you can get insane coffee and pastry. There are plenty of charity shops and pubs along the road, and great public transport conections.
On the ground floor of the house we have a large living room, a dining room (we we use as a guest room/activities room/work space) and kitchen/breakfast bar area. The first floor has 3 bedrooms (one of which is the room we are advertising) and a large bathroom, and the second floor has a further 2 bedrooms and a bathroom. We have a decent sized garden also. Sadly, there is no parking available, however if you do have a car there are roads nearby-ish that have free parking.
The room we have advertised is smaller than the other rooms in the house therefore it is advertised at a discounted rate of £505 - we have unlimited bills too so you'll be warm all winter!

We are 4 working professionals, and we are looking for another working professional to join us (aged 24-34), therefore apologies but we won't accept students into the house. We all work regular hours too therefore it might not be an ideal house if you work night shifts.
We have a strong preference that you are female or non-binary, sorry men. We are a wonderfully LGBTQ+ friendly household and we are very liberal/accepting.

We like our house to be a home, therefore we ask that you are a clean, tidy, respectful of space and contribute to shared goods (washing up liquid, bin bags etc.).
We love having friends over, we're a pretty social household, regularly host film nights etc. We also have a book club and get our nails done once a month which you're welcome to join!

Other things to note, our neighbour is lovely, she'll always have a chat with you.
If the room is too small for all your things theres always storage in the dining room/cellar!
We're flexible with move in dates too, if you we're looking to move in sooner!
