Description

I have a double room available in my 2-bedroom terraced house in Heeley, S2. You would be sharing with me, and my dog Loukia.

About me and Loukia:
I am a full-time research academic working at a London University, however, I work from home most of the time unless I am teaching. I am usually away in London a few times a month.

I share the house with my medium-sized rescue dog, Loukia, who is 7 years old. She is a quiet, timid, well-behaved dog. She can be nervous on first meeting someone but very quickly becomes your friend. She is very much part of the house and family and has the freedom to go anywhere in the house, apart from your room, unless you invite her in.

I am vegan (not militant), so prefer someone who is also vegan or vegetarian. Most importantly, I am looking for someone who is happy to live with Loukia, willing to help keep the shared living spaces clean and tidy and who will treat the house with respect and as their own.

The room:
The room has been newly redecorated and is at the back of the house overlooking the garden so it is a lovely, quiet room with lots of light. There is a desk in the room (I can supply a desk chair) but if you don't need it, I can remove it. In the room are thermal curtains, bedside tables, a bamboo clothesrail, a mirror and drawers.

The house:
The house has recently been fully renovated from top to bottom and totally insulated. It is very warm in the winter (and energy bills are consequently not that high) and cool in the summer. The kitchen is well-equipped with an induction hob, a double oven, plenty of appliances and two well-stocked pantries; you’d be welcome to use everything that is in the kitchen.

The living room is spacious and has an electric stove and smart TV with streaming services. There is also a small sofa bed for guests which you’d be welcome to use. The bathroom has also been recently renovated.

The garden is at the back of the house and is a good size. There’s space for growing veggies and things, and also a small greenhouse. It is a nice place to spend time in the summer when the weather is warmer. You’re welcome to use the garden for planting etc., and/or be as involved in the care of the garden as you like, or not at all!

The area:
The house is located on a well-served bus route with regular buses into the city centre and to the north of the city. There is a bus stop a few metres from the property making getting a bus very easy. It is about 20-25 mins to walk to the train station, and about 30 mins to walk into town. Also within easy reach are Abbeydale Road, London Road, Chesterfield Road, and Meersbrook.

There are two great local pubs within about 7 mins walk of the house – The Sheaf and The Brothers. There is also The Tramshed about 15 mins walk away on Chesterfield road. There is an Asda supermarket and Home Bargains about 8 mins walk from the house, or a Lidl a bit further on Chesterfield road.

Bills:
I have kept the bills separate from the rent amount given the possibility that the amounts may change over time, especially the gas and electricity. At present all the bills (gas, electricity, council tax (Band A), water, superfast fibre broadband and TV licence come to £311. This amount would be split between myself and the tenant so that the total monthly payment would be £450 monthly rent plus £150 = Total: £600
