Double room for rent

I have 2 rooms for rent, one is a double room with a super king-size bed for a couple or shared between 2 tenants like half half.
2nd room is a double-bed-sized room.
price for supe king size bed is £500 and if shared between two is £250 each,
Everything is included apart from the Electric and Gas bill, which is shared between tenents. which comes roughly £20 month for both (elect+gas).
students are welcomed from halam univerty as it 1 mile distances.
