The Flat
I am looking for a lodger for the main bedroom in my quiet, well-maintained city centre flat. The property is currently being prepared and refreshed for someone new to move in:
• Fresh Decor: the bedroom, bathroom, and hallway have just been painted.
• New Furniture: The bedroom has a full set of brand-new furniture.
• Dedicated Parking: The flat comes with its own parking space. I do not own a car, so you will have exclusive use of the space at all times, including when I am in residence.
• Recent Kitchen: A new kitchen was installed last September (see photos).
• Cleaning Included: A professional cleaner visits fortnightly to clean the communal areas.
• Efficient Home: Despite the central location, the flat is in the lowest Council Tax band for historic reasons, contributing to the stable and low monthly cost.
About me:
I am a quiet, professional person who has recently taken early retirement. I am a devout Christian and my personal interests include reading, walking, writing, and crocheting. I value a peaceful and respectful home environment and am looking for a lodger who appreciates the same.
The Arrangement
I am spending the coming year with a Church of England Religious Community in Oxford. Most of the time you will have the flat to yourself, though I will be in residence for a week or two occasionally as needed. I am looking for a responsible person to stay in the home while I am away.
Privacy & Security
Both bedroom doors will have individual locks for privacy. While my friend Stephen is the local first point of contact for maintenance, he will not have access to the bedrooms.
Management
If any repairs are needed, the process is straightforward:
1. Stephen (Local): Your first point of contact for any maintenance.
2. Me: Available if Stephen cannot be reached.
3. Emergency Backup: A third local key-holder is available for absolute emergencies.
The Ideal Lodger I am looking for a quiet, responsible professional who will appreciate and look after this home as if it were their own. This would suit someone who values a peaceful, clean, and tidy living environment and is comfortable with the "sole use" nature of the flat. Non-smoker preferred.
Viewings & Move-in
• Viewings available from: 22nd April (room being decorated)
• Available to move in: 1st May.
• Transition Period: I will be packing my belongings in the living room until roughly the 17th of May. Because of this overlap, I am waiving the rent for the first two weeks.
Rent & Bills
• Ongoing Rent: £500 per month. This includes all standard bills (Gas, Elec, Water, Council Tax, Internet) and the cleaner.
• Deposit: £500 (held by the landlord).
• Note on TV Licence: I do not watch TV and do not have a licence for the property. If you wish to watch live TV or use BBC iPlayer, you will be required to purchase your own TV Licence.
