A spacious room is available in one of Sheffield’s most desirable apartment buildings, right in the heart of the city.

Your Room

* Fully furnished with plenty of storage, including a large ottoman storage bed, chest of drawers, and two spacious wardrobes.
* Recently renovated with new carpets and fresh paint throughout.
* Brand new bed and mattress.
* The bedroom is self-contained and a lock will be installed for your privacy. You will have exclusive use of the bedroom shown in the photos.

Your Bathroom

* A modern bathroom finished to a good standard and maintained to a high level of cleanliness.
* Plenty of storage space with bathroom shelving and a full-sized bath.
* The apartment has two bedrooms and two bathrooms, so you will have exclusive use of your own bathroom. It is not shared.

Workstation use:
• I have two large desks and work stations in the living room area, you can have your very own desk station with an amazing view. This makes it even more suitable for students, having a dedicated area to study.

Bills & Amenities

* Electricity, water and high-speed Wi-Fi are all included.
* Full-time students are exempt from Council Tax. If you are not a student, you would be responsible for 50% of the Council Tax, which is why students are preferred.
* Washer-dryer and drying racks available to use.
* Full use of the kitchen, with plenty of cupboard space available as I keep very few cooking items or ingredients.

* Right in the heart of Sheffield, overlooking the Peace Gardens.

* Sheffield Train Station is only a short walk away.
* Both universities are also within easy walking distance.

Requirements

* Single occupancy only (no couples).
* Clean, tidy and respectful.
* No smoking, drugs or pets.
* Must have the legal Right to Rent in the UK.
* A student would be the ideal lodger, although I’m happy to consider other suitable applicants.

About Me

* I live alone, so you would only be sharing the apartment with me.
* I’ve shared homes in the past, particularly whilst living in the United States and China, and I’ve previously shared with female tenants, which has always worked out very well. Whoever moves in, I’m simply looking for someone who is clean, considerate and respectful, as I take pride in keeping the apartment to a high standard.
* The spare room was originally intended to be my home office, but my plans changed. As a result, it has remained empty since April, so I decided it would be better used by someone who could enjoy it.
* I’ve travelled to 37 countries and lived in six, so I’m very open-minded and get along well with people from all nationalities and backgrounds.

Availability

* Available immediately.
* One month’s deposit.
* Just 30 days’ notice required if you decide to leave. There is no minimum tenancy, so you’re welcome to stay for as little or as long as suits you. If you’re looking for something longer term, I’m happy to discuss that too.
* I expect to remain living here until at least July 2028.

I’m not in any rush to rent the room and don’t necessarily need to rent it out. Finding the right person is far more important to me than filling the room quickly. Before making any decisions, I’d like to have a chat and arrange a viewing so we can both make sure it’s the right fit.

Sharing a home is a significant commitment, so it’s important that it’s the right fit for both people. When it works well, it can be a genuinely rewarding arrangement for everyone. It helps reduce living costs while giving you the opportunity to live in one of Sheffield’s most sought-after buildings and locations for a fraction of the cost of renting a comparable apartment on your own, without the long-term financial commitments and responsibilities of a standard tenancy.
