Flatmate wanted - Double room in 2 room flat

Looking for a flatmate in a 2 bedroom flat, available for professionals. Current flatmate is moving out as they are relocating to a new city.

The flat is ground floor and contains a spacious living area and kitchen, with a shared bathroom. the shared living space is furnished, with sofa, table, and TV. The building is quiet and has good links into town, with a tram stop a 1 min walk away. Flat is very close to Kelham Island and easily walkable. The room is a double room, mostly unfurnished but will contain a bed frame. It can easily fit a wardrobe and drawers.

The rent is £412.50 per month, with bills additionally coming to a total of £625(internet, water, electricity, council tax). Council tax is band C, £223 per month (£111.50 each).

I'm a very chill, clean and sociable person. I love films and tv, and would love to hang out and watch movies together. Looking for a flatmate to be friendly and live easily together. Female preferred but not required. Non smoker. Not suitable for students.

The current flatmate is moving out by end of October but this date is negotiable, please message if you need to move in earlier.
