Double attic room Meersbrook - £350 inc bills

I have a large attic bedroom to rent in my house. You would be sharing the house with me, there are no other tenants.

I am looking to share my home with someone who is friendly and sociable but also likes a bit of downtime. I would expect someone to be respectful of the property. A lodger is welcome to share the whole house whilst being mindful of not taking over, ideally someone who has interests outside of the house.

I will ask for a reference, deposit and the first month's rent prior to moving in due to a recent bad experience.

The house has three bedrooms, two doubles and a decent sized single room.

The attic bedroom is available to rent and comes with a double bed, wardrobe, large chest of drawers and small chest of drawers as a bedside table (there is also a desk but this can be removed). There is extra storage under the eaves which have been boarded out. There is a velux window with blackout blind.

The house is furnished to a good standard with a decent sized kitchen with dining table, new washing machine, dishwasher, and a tumble drier in the cellar. The lounge has two sofas, one of which is a sofa bed. The smaller bedroom has a single bed for guests.

All bills are included (gas, electric, council tax, water, YouView, broadband).

I work locally for Sheffield City Council, am fairly quiet in the week - mainly work, gym, food and sleep but like to be a bit more active at weekends.

I'm generally only available for evening and weekend viewings due to work.
