Lovely house close to city centre

A great home in a conservation area close to the city centre. Two living rooms (wood burner), large kitchen, two bathrooms, lovely garden and large park nearby. A friendly, quite, peaceful, clean and tidy home. Not a party house. We try to live sustainably.

Suitable for female graduate professionals or a mature student who wants to live with professionals and keep similar times. Plenty of permit free easy on-street parking (not a crowded road). On 120 bus route to Sheffield Uni and Hallamshire hospital or a 15 min cycle.

A choice of two rooms both well furnished including bed (single), bookshelves, chest of drawers, wardrobe(s), table/desk….

One is £400 plus a share of gas and electric is 3.6 x 3m (14'x12') with wardrobe, single bed, chest of drawers, large desk and chair, easy chair, bookshelves.

Another at £450 + a share of gas and electric is 3.6 x 3.6m (14'x14') with two very large built in wardrobes double futon couch, looks onto the back garden.

I will let just one of these rooms.

Currently in the house are two females (early 30s and mid 20s - enjoy reading, hiking and baking ) and male owner (in one of the pics) who splits time between London and Sheffield.

Last few years monthly total gas and electricity hasvaried from about £12 to £40 per person depending on time of year and price of fuel etc. In March it 2024 was £25 ( - we have a good system for sorting the gas and electricity out each month so there aren't any big shocks. Other bills are included.

I've put no pets but would consider a well behaved dog or a small pet that is kept in the bedroom.
