Hello, I am looking for a clean and tidy lodger for my lovely 2 bedroom property near Norfolk Park. It must be seen to appreciate the price and you will be the only lodger.

The flat is fully furnished and would suit a professional that wants to live somewhere quiet with lots of privacy. You could move straight in without having to purchase anything.

I am currently caring for my dad at his home close to the flat so extra income from a lodger will be welcome. This also means that when a lodger moves in, I will spend most of the time at dads around the corner from the flat, or my partners. I will be at the flat now and again to just pick things up and probably stay over just a few days a month.

The front of the property is a main road but has a bus stop yards away to get a frequent bus into the city centre or over to crystal Peaks shopping centre. The rear of the property is quiet and green, backing onto the Duke of Norfolks old 18th Century stable yard and cottages. Sheffield wildlife trust is also at the rear whose garden is available for public use. Norfolk Park is a 5 minute walk away and has Dukes cafe which does great food with views across the city.

The Peak district can also be accessed by driving along the outskirts of the city and The tram service is a 5 minute walk and train station 10 minutes which has the fantastic Sheffield Tap pub and Marks and Spencer food shop etc and new trendy cafes on park hill. If you work in the city centre this would be ideal.

I am offering the following:

1. Double Bedroom
2. Fully furnished flat including bedding, towels etc if needed. You could just walk in with an overnight bag and feel at home.
3. Private off road parking for lodger in nominated bay.
4. Bills included: Council tax, Water. Wi-Fi, All standing charges and tax, TV license.
5. Lodger to pay for electric actually used during the month. When I stay over, I will pay the electric for the whole day, using the smart meter reading.
6. The garage is the home owners private space but can be used by the lodger for use of the washing machine only and storage for one pedal cycle.
7. Storage included for baggage in the loft.
8. No deposit.
9. No minimum stay so no ties if this arrangement doesnt suit, however for insurance purposes, the agreement would be for 6 months.
10. Occasional guests welcome with prior approval.

Any maintenance will also be carried out swiftly as this is my home.

The flat has electric heaters only and the flat is well insulated so bills can be kept to a minimum.

Please Note: Smoking is not allowed anywhere on the property including the balcony. Vaping is ok.
I do not smoke or vape.

All I ask is that you look after my flat and my belongings. A written agreement will be set up between the lodger and myself.
