Double Room to Rent in new property (incl bills)

I have a double bedroom to let £450 per month in my home. £100 deposit. Bathroom with bath and shower right beside bedroom. Internet, wifi & sky tv. All bills included except telephone. The property is 5 years old.. Have a cleaner who attends every other week included in rent. It's just me and my cats. Current housemate has been relocated due to her work and the room is available 01/04/2020 but is negotiable dependent on when current housemate moves in March.
