Spare Room with 2 bathroom & converted cellar

I'll be moving into my new house in September and will have a spare room to rent in the house. I'll be spending September moving in then the room will be re-decorated during this time for rent of the spare room on October 1st.

The house itself has rear shared parking, 2 bathrooms and a converted cellar which will be a gaming area/cinema zone. All bills included and shared living room. I work from 10-7 during the week and occasionally weekends. I also play football so not in the house very often except weekends. It is 1 minute away from a local chip shop, corner shop and a 5 minute walk from Chasetown amenities and the bus stop is practically outside.

Priority is cleanliness and respect for the property and neighbours (The rear garden & parking is partially shared with next door).

The Bedroom listed is the top bedroom on the pictures with the built in wardrobe.

Room is unfurnished but will be re-decorated and fresh.

Rooms may differ to pictures as I have not moved into the property yet and will be making changes to furniture and redecorating during September.
