Double room for single occupation

Hi there, looking for a friendly, outgoing person to rent my spare room.
The room is situated at the back of the property overlooking the rear garden, is a large spacious double (has a single bed in at the moment but will fit a double) and is fully furnished in a modern terraced house located near the town centre, with easy access to railway station, university, motorway, supermarket and hospital. It is also close to local shops, chippy, Chinese, pub and off licence.
Front is off road parking and back garden is a very well maintained low maintenance garden with a large shed for bicycle storage if needed.
Large shared kitchen/diner, shared bathroom with shower, shared lounge with television, a television could be installed in the bedroom if required.
I am looking for someone in full time employment who is clean and tidy and easy to get on with so whoever moves in is to make themselves very much at home.
Non smokers preferred but if you smoke then you can smoke outside. Please note that I am a dog owner – the owner of a very friendly Siberian Husky.
