Room to let/flat mate wanted

Hi. I currently have a spare room in my flat and I'm looking for a flatmate. It is a double bedroom and most furniture can be provided if needed. Only a small security deposit required and flat includes; gas central heating, shower, sky+ (landline phone, TV and WiFi), plenty of residential parking, close to the M9 (easy access to Stirling, Glasgow and Edinburgh), small shopping precinct and large supermarket nearby.

About the room;
The room currently has a single bed, built in double wardrobe, a single wardrobe, large chest of drawers, a table and chair.
As you can see it is quite a big room so there's space for any more furniture you'd like to bring. Feel free to bring your own bed, or I can talk to my landlord and see what he can do about getting another bed.
Also, my landlord has said he will redecorate the bedroom should it not be to your taste, although my last flatmate said she felt it lifted her mood. More pictures coming soon!

I work full time in Edinburgh so am away all day and most evenings. I'm mostly in the flat on the weekends, although I often have things planned.
I am currently in the process of quitting smoking, so mainly use a vaporiser in the flat. Sometimes I smoke (but only in the kitchen with the door closed and the window open) but would consider going outside.
I don't have any pets, but they may be permitted.
I'm quite a quiet person and don't go out drinking every weekend. I don't really have parties either. In my spare time I like to read, and relax watching TV. I'm quite active and play roller derby.
I like to keep my flat relatively tidy and would be looking for someone who doesn't mind sharing the housework.
