Double bedroom in newly refurbished property

Hi I'm Alice, I'm 26 and I work as a civil engineer. I brought this property over two years ago now and have spent the majority of that time doing it up so it's all newly refurbished inside with just some final tweaks and the garden to go!

I am looking to rent one of my spare rooms to a similar aged female professional. I work quite long hours so I'm looking for someone who is relaxed and doesn’t have a vast amount of belongings they want to bring with them (i only note this as some people who have viewed the property before wanted to bring their own furniture which I definitely don’t have room for!) I can easily provide pillows/duvets/bed linen but expect you to bring your own cooking utensils as a minimum. The property is in close proximity to Bury St Edmunds hospital to is ideal for a newly qualified nurse or doctor or a locum working at the hospital looking to be able to walk to work.

The property has two bathrooms, three bedrooms (which I will rent one out), a lounge, kitchen and dining room. The room has a double bed, two bedside tables and a chest of draws. There is a large built in wardrobe which I use some of as a linen cupboard for guests and to store Christmas decorations but you'll be more than welcome to hang your clothes in there and use the remaining space. It's all newly refurbished so I'm looking for someone who is clean, tidy, polite and respectful of my home. The house is situated near a corner shop, fish and chip shop and local pub.

The property has one car parking space which will be mine or my families if they are visiting but there are some unallocated bay spaces a short walk up the road which I have used plenty of times when I have visitors.

My family have a gorgeous black Labrador that will be round frequently so you must be a lover of dogs and pets and my parents will come round regularly to check on the house and hopefully help maintain the garden.

I often work away so have used SpareRoom several times to find places to stay and it's worked out really well and I've always got on with the girls I've lived with, so hope to find someone liked minded.

I’ve only had one lodger live in the room before and she is moving out in December as she is moving for work, I’ve decided to have some family time over Christmas and then rent the room again from January.

I am more concerned about finding the right person than rushing for someone to move in, so would like to meet you before to make sure we get on!
