Room to let with use of own bathroom

The house is on Moreton Hall estate and a 3 storey house, the room is on the second floor with another unoccupied room on the floor (which can also be let at a negotiable rate) plus the use of the bathroom on this floor, the room has a very comfortable double bed which is currently set up as a single bed as seen in the photo to make the room more spacious and is furnished with a wardrobe and desk to work. The let includes all bills, washing machine, fast fibre broadband and a parking space. I'm a 38 year old male who works full time, also doing a degree and quite busy in other areas in life so will normally be working, studying or out and about.
There is currently a tenant who is moving out on the 30th of November and rents both rooms using one of the rooms as a living room so essentially has the middle floor of the house to themselves.
