The Sun Room (Large Double Room):
The sun room is a bright and clean large double room with two large windows. As the name suggests, the room gets lots of light and sun. This room contains two wardrobe and two single beds converted into a king with a thick topper (giving you options) and enough space for a sofa or study desk if you would like to bring that with you.

The House:
The house is a large four-story house with three bright and warm double bedrooms. There is a large bathroom with a shower/tub. A warm and inviting living room with soft sofas and a TV. The kitchen has ample space, with all necessary appliances and includes a dining table for dinners with friends. There is also a garden with a patio for great summertime BBQs and Pims.

The Location:
The house is well situated only 5 min walk from the Ipswich Train Station, 10 min walk to the town center and 10 min walk from the Ipswich Waterfront and the University of Suffolk. There are great pubs in the area and easy access to the shops.

Parking:
There is street parking across the river, but it’s first come first serve.

Looking for:
I am looking for mature individuals who are looking to live in a comfortable and clean environment, enjoy company but also their privacy. It would be great to find people who are looking to settle for longer periods, 12 months or more. It would be nice to have a glass of wine over dinners or a chat over tea and biscuits. Essentially, just want to continue to have a comfortable happy living space for people to just be.

Additional Costs:
Bills are split in three between landlady and tenants.
- Water, Gas, Electricity (Aprox £50-90 per month)
- Council Tax paid by Landlady
- Wi-fi broadband included

Cleaning:
Currently all tenants clean as they go and organize the general cleaning between them. Should you wish to hire a cleaner, this can be discussed between tenants.

Visitors and partners
Visitors and partner are welcome to stay 1-2 nights per week but is to be discussed between the tenants to ensure all are comfortable.
